This secret is about creating your ideal investor profile. If you are a real estate entrepreneur, and you haven’t created your ideal investor profile, you’re probably out there looking for funding from just about everybody.

I’m going to share with you how you can avoid the hassles and effort it took me to get ideal investors for my deals… every time!

This is pretty similar to going out in the ocean hoping to catch a fish. Without any direction, there is no assurance that you will catch anything.  In fact, different fish require different strategies.  The diet, water depth, and size of the fish will require you to have different rods, bait, and techniques, depending on which fish you are trying to attract.

But if you go to the ocean with a particular kind of objective in mind, like knowing that today you’re going to catch mackerel, well, that changes everything about your strategy.  You know where mackerels are, and what to do to catch them.

The same is true for your real estate business. In order to raise capital, you have to be looking for the right kind of investor that matches your business style and the types of deals you typically work on.

I have raised close to $10 million, and I’ve realized it’s crucial to create an ideal investor profile.  So, when you don’t have the profile, your effort is going to be all over the place. It is just too broad.  This is something you must AVOID.

Remember, despite my success today, I’m really no different than you.  I’ve been where you are, so I know from experience.  In the beginning, I was talking to investors that wanted to partner on deals, and I was also talking to investors whose return expectations were very unrealistic and outside the norm.

So, I took the time and developed my ideal investor profile.  With that profile, finding the funding for deals got automatically easier.  This is because I knew the characteristics of the investor that best fit my deals, and who I want to do business with.

Now, when I get leads or when I talk to potential investors, it’s much easier for me to figure out how they fit into my ideal investor profile. Another added benefit of the ideal investor profile is that I know where to look for those ideal investors.

One of the foundational steps is to create your ideal investor profile.  Well, a lot goes into creating it.  But in the beginning, you want to just ask yourself some important and effective questions, like:

  • Have they invested in real estate before or this will be their first deal and you will be educating them?
  • What kind of deals are they looking to invest in? (Asset Class, Strategy, Market)
  • What is their investment objective?
  • Are they passive investors or active, and what kind of return they’re expecting?
  • What is their risk tolerance?

These are a few of the very basic questions, but the process goes deeper. Once you put in the effort and figure out your ideal investor, it saves you a lot of time and energy, when it comes time to raise money.

Well, there you have it: The secret to finding great investors.  And now, you can experience the same kind of success for yourself.  Think about your business model for a moment… What type of investor are you trying to attract to your business?  How much money do you want to raise for your deals?
